The trouble with garden tubs
Large soaking tubs set into a deck or platform look inviting, but for an older bather they combine several risks: a step up onto the deck, a long reach over a wide rim, a low tub floor with nothing to hold, and a slippery exit. Many people with these tubs simply stop using them. If that is you, the space is an opportunity.

Glass showers and curbs
Frameless glass showers with a curb and a swinging door are common in Parker primary baths. For aging in place, check three things: the curb height, the door width, and whether there is anywhere to sit. A curb of several inches is a trip hazard for someone with a shuffling gait or a walker. A narrow glass door may not clear a walker or a shower chair. Converting to a low-threshold entry with a wider opening and a fold-down bench is often the most valuable change in the whole house.

Thinking about resale
Parker homeowners often ask whether removing a garden tub hurts resale. We cannot predict any particular buyer, but here is how to keep options open: if you replace a garden tub with a walk-in tub, keep a standard tub or shower elsewhere in the house; if you replace it with a large walk-in shower, choose finishes that look like a modern spa shower rather than a clinical one. A well-designed curbless shower appeals to many buyers, not only older ones.
Practical notes for Parker installs
- Measure the garden tub's full footprint including the deck, not just the basin.
- Note whether the tub's motor or plumbing access panel is in a side wall or a closet.
- Check the hot water capacity; larger homes sometimes have two water heaters, or a tank sized for a big soaking tub.

Where grab bars go in a large primary bath
In a big bathroom, the distances between fixtures are part of the risk: more open floor to cross with wet feet and nothing to hold. When planning, think about the path, not only the fixtures:
- A bar at the entry to the tub or shower, and one inside.
- A bar beside the toilet, or a toilet safety frame if the wall is far away.
- A bench or chair where you dry off, so you are not standing on one foot.
- Non-slip flooring or a rubber-backed mat along the route from shower to vanity.
- A light that comes on automatically at night.
Large bathrooms also tend to have large windows and bright, hard surfaces. Glare on a glossy floor can hide a puddle, so a matte, slip-resistant finish near the tub or shower is worth considering if flooring is being replaced at the same time.
