The Lakewood ranch bathroom
A single-story ranch is about the friendliest house there is for aging in place. No stairs to the bedroom, short hallways, and a hall bath that is usually a straightforward rectangle. When we look at a Lakewood ranch bathroom, these are the questions that decide the plan:
- Is it the only full bathroom? In many ranches it is. If everyone in the house bathes there, we talk carefully about whether a walk-in tub or a walk-in shower serves the whole household better.
- What is under the floor? Ranches here typically sit over a basement or a crawlspace. A basement often makes reaching the drain from below easier; a tight crawlspace can make it harder.
- What shape is the subfloor in? A tub that has been in place for decades sometimes hides a slow leak. We plan for the possibility and agree how any repair would be handled before work starts.
- How wide is the bathroom door? Older interior doors can be narrow. It is one of the first measurements we ask for.
- Is the water heater up to it? Many older homes have the heater in the basement or a utility closet. We compare its capacity with the tub's fill volume.
When the only bathroom gets a walk-in tub
If a walk-in tub goes into the only full bath, plan for the rest of the household. Most walk-in tubs include a handheld shower, so others can still rinse while seated, and some surrounds allow a standard shower head above the tub. Standing showers in a walk-in tub work for some people, but the tub is designed around sitting. If a quick standing shower is important to others in the house, a low-threshold walk-in shower with a fold-down seat may be the better compromise. There is no wrong answer; it depends on who lives there.
Think about the next bathroom too. Some Lakewood ranches have a half bath or a basement bathroom. If a second shower exists or could be added, a walk-in tub in the main bath becomes an easier decision.

Lakewood permits
Lakewood is its own city, so the City and County of Denver's permit rules do not apply here. Whether your project needs a permit depends on what changes, such as plumbing relocation or a new circuit for a jetted tub. Your installer handles permits where required.
Before installation day in a ranch
- Clear the route from the front door to the hall bath, including the entry rug and any hall furniture.
- If plumbing will be reached from the basement, clear space under the bathroom.
- Know where the main water shutoff is; in many ranches it is in the basement or utility room.
- Plan where everyone will shower that evening if this is the only bath, in case sealants need time to cure.

Will a walk-in tub fit my 1950s alcove?
Many walk-in tubs are made to fit standard alcoves, but older homes vary. Measure the alcove length at two heights and send the smaller number.
