Upstairs or downstairs?
In a typical Highlands Ranch two-story, bedrooms and the primary bathroom are upstairs, and the main floor has a powder room and sometimes a three-quarter bath near a den or guest room. When stairs start getting harder, families face a choice:
Option A: upgrade upstairs
Replace the upstairs tub or shower with a walk-in tub or a low-threshold shower. Works well when stairs are still manageable and the bather wants to keep the primary suite.
Option B: build a main-floor suite
Convert a main-floor three-quarter bath into an accessible shower, and use the den as a bedroom. Makes stairs optional.
Option C: both, in stages
Upgrade upstairs now; plan the main floor for later. Spreads the cost and keeps options open.
There is no universally right answer. Ask the bather's doctor or physical therapist how stairs are likely to go over the next few years. A stair lift is another option some families consider alongside a bathroom change.
The upstairs primary bath
Primary bathrooms in many homes of this era have a large drop-in soaking tub on a platform and a separate stall shower. Both can be a problem: climbing onto a tub platform is a fall risk, and stall showers often have a curb and a narrow door. Common conversions we discuss:
- Replace the platform tub with a walk-in tub, gaining a seat and a low step, or remove it entirely to make room.
- Replace the stall shower with a low-threshold or curbless shower, adding a bench, a handheld shower and grab bars.
- Remove the platform tub and enlarge the shower into the space, creating a roomy walk-in or roll-in shower.
Upstairs installs need two checks: the stair route must be wide enough to carry the tub up, including the turn at any landing, and the installer should confirm the floor framing is suitable for a filled walk-in tub.
Highlands Ranch Senior Center
The Highlands Ranch Metro District opened its Highlands Ranch Senior Center in January 2025, a 22,000-square-foot building with programs for people 55 and older, including fitness classes, health screenings and education programs. Registration is required even for free programs, and facility use requires a membership or day pass. If you are new to thinking about aging in place, it is a good place to find classes on balance and strength, which the CDC recommends as part of fall prevention.
The Metro District also runs Active Adult Programs, and Douglas County's Seniors' Council offers educational activities in partnership with the Metro District and senior centers in Castle Rock and Parker.

Permits in Highlands Ranch
Highlands Ranch is an unincorporated community, so building matters are handled at the county level rather than by a city, and Denver's rules do not apply. Your installer handles permits where required. If you are in an HOA sub-association, check whether it has contractor rules too.
A simple decision path
- Can the bather manage stairs safely today, and likely in three years? If yes, focus upstairs. If no, focus on the main floor.
- Do they want to soak? If yes, a walk-in tub. If not, a low-threshold or roll-in shower.
- Will someone help with bathing? If yes, favor a shower with room for a helper.

Thinking about a stair lift too?
Some families pair an upstairs bathroom change with a stair lift so the primary suite stays usable. That can work well, but plan it together: the stair lift's rail narrows the staircase, which may make it harder to carry a walk-in tub up afterward. If both are on the list, install the tub first, or choose a shower that is built in place.
Whichever bathroom you choose, plan the route the tub will travel. Highlands Ranch homes often have a turned staircase with a landing; photograph it from the bottom and the top, and measure the width at the landing, before you order.
